Atlantic Beach, Neptune Beach, and Jacksonville Beach share an ocean. Insurance conversations here start with wind and with water. They are not the same coverage.
The neighborhood
Beach houses range from older cottages to new construction, sometimes on the same street. Companies ask about the roof, the foundation, and opening protection. A house that was built as a cottage and opened up later should be described that way. We do not use a single year as the age of "a beach house."
Flood and wind
The Atlantic is a storm-surge exposure. Surge is flood, and a homeowners policy leaves it out. Wind from the same storm can be a homeowners claim, subject to the hurricane deductible in section 627.701. You can have both losses from one storm and two policies. Elevation matters for the flood policy. An elevation certificate, if you have one, is worth finding before we quote.
Some streets sit on the ocean. Some sit on the Intracoastal or a marsh. Some are a few blocks inland. The FEMA map is the tool. A block can change the answer.
Getting around
Beach Boulevard runs from these cities inland past our Jacksonville office. That office is the one to visit if you want to spread the declarations pages on a table. We do not quote a drive time.
How we help
Start a quote with the beach address and check Home and Flood. Tell us the roof year and whether shutters or impact glass are installed, not just stored. Call the Beach Boulevard office if a renewal is already on the counter. Bring the Citizens letter too if you have one.
